The Upset Client
title=Sorry for the lost deal Hey [Name],
I’m really sorry that we lost [House Address] to a different buyer. [Acknowledge their pain]
As you’re probably aware, this is a very strong seller's market. And this creates increased competition for every home. [State the logical reason why they’re upset]
I’m going to pull a list of potential un-listed buyers from Zillow and run a query on all of our “For Sale By Owners” in the area. I’ll get back to you with a list of potential homes shortly. [Go above and beyond helping them]
In the meantime, can you and your spouse review what happened with the [House Address] negotiations and come up with an attack plan should we need to counter with a higher offer in the future? [Fix problem for future & Give them an action plan]
Speed is of the essence in these situations. And if we can decide on an attack plan ahead of time, it can remove a lot of undue stress.
I’m in your corner.
Best,

The Mistake On Your End
title=Apologize Hey [Customer Name],
I’m sorry. [Apologize]
We always shoot for the highest level of transparency and accuracy with our paperwork.
But we’ve failed this time.
I’ve gone ahead and pushed that missed paperwork through. [Address that you’ve actually fixed the problem. DON’T send this till you fix the problem]
I’m also investigating the root cause of this issue so it won’t happen again. [Show that you care.]
The paperwork should be approved shortly and we’re almost done with the transaction. Next time we meet, I’ve got a Starbucks gift card with your name on it. I take my business very seriously. And your keen eye helped me find a weak point where we weren’t living up to expectations. [Pivot to solution and Thank]
I look forward to seeing you soon.
Best,

The Unrealistic Seller Expectations
title=Ready to help you Hey [Name],
I really understand. It’s tough to keep a house in showroom shape 24/7. And the work you’ve been doing is fantastic. [Sympathize]
Unfortunately, the market isn’t always kind. [Transition]
There are a lot of things that impact the sale of a house.
But there are also a lot of things you and I can do to help it along.
I’m going to do the following to see if we can’t garner more traction on your home:
- Setup Facebook Ads Promoting Your Listing
- Feature You On The Homepage Of My Website
- Go office to office in my this afternoon and make sure all agents know the merits of your property
If you’ll just hang on a little longer, I’m sure the offer we get will make this all worth it.
Best,

Testimonial Email
title=What home means Hello [Prospect name],
Choosing a Realtor can be tough -- and finding the right fit is one of the most important decisions you can make. Realtors (including myself) throw around a lot of stats about buying and selling homes, but it comes down to people looking for a place to be healthy, happy, and build a life.
To help illustrate how very human and personal this process is, I wanted to share a story from a recent client, [client name].

The Cold RE Investor Intro
title=Investor Introduction Hey [Name],
Forgive the cold email, but I noticed the updates you’ve made to [deal]. And I really wanted to compliment you on them. Looking great!
I was looking through my papers this morning and ran the math on 5 similar properties.
A few of them look like they have better numbers than the [deal].
Can I present them to you this Thursday afternoon at the Starbucks on Main?

Seller Lead Email
title=Selling like hotcakes Hey [[ Prospect ]],
Every house in your neighborhood has sold for more than you’d expect this last year. Buyers are finally submitting offers like hotcakes.
Does 5 p.m. tomorrow at the Starbucks by your housework to show you this report I’ve drawn up? I think you’re going to LOVE the numbers.
Best,

Trim Down The List
title=Choose your best Hey [Customer Name],
AWESOME list of properties you’d like to go see this Saturday! I can’t wait to take you and [Name]. [Compliment]
I see you picked out 30 houses you’d like to see.
Here’s the thing…
When you start looking at houses in person, it gets hard to remember what you do/don’t like about each out.
I think the next step for you two is to trim out the houses that have deal-breakers. For example, you mentioned you need 2 bathrooms. 5 of these houses have fewer than 2 bathrooms. We really should skip looking at them.
In fact, my happiest clients are the ones that trim their list down to about 4 in-person visits. This magic number helps them focus on the true difference between those 4 properties. And find the one they love the best.
Sound good?
Best,

Low-Interest Rate Email
title=This is not a drill. Hello [Prospect name],
Hope you’re enjoying the [local weather, holiday season, annual event, etc.]!

Now get back to enjoying the [local weather, holiday season, annual event, etc.]

Thank You Email
title=Thank you! Hello [Client],
I hope you’re settling into your new house and that it’s starting to feel like home for you and [family member/pet names].
I wanted to say thanks for choosing me as your Realtor. It was a pleasure working with you, and I’m honored you allowed me to help you during this important process.
If I can answer any questions over the next few weeks and months, please don’t hesitate to reach out. I know you’ll get a lot of junk mail -- including misleading letters about your loan -- and I’m always happy to help sort real from fake!
Happy nesting,
[Your name]
Expired Listing Email
title=Let’s sell your house (now!) Hello [Prospect],
I noticed your listing for [address] recently expired. You’re probably feeling overwhelmed, frustrated, and impatient -- but I believe I can help.
Many times, when homes don’t sell, real estate agents blame the price. That’s not quite fair. These homes often suffer from poor marketing. That’s why I consider myself both a marketer and a Realtor.
I’ve sold [number] houses in [neighborhood] in an average of [number] days for [percent] over asking price -- and I do it with smart marketing and [number] years serving the [city] area.
I already have several ideas on how to better position your property, and I’d love to hear what you think. If you’d be interested in learning how we can get your house back on the market and competitive, grab some time on my calendar here: [Insert link to Meeting tool]
